Homeowner planning guide

Bathroom remodel planning checklist

Turn ideas into a clearer scope before estimates, then track the decisions, documents and inspections that protect the project through completion.

1. Define the problem and desired result

  • Record leaks, loose tile, damaged flooring, weak ventilation and electrical concerns.
  • List who uses the room and any entry, balance, storage or reach difficulties.
  • Separate necessary repairs from preferred features and purely decorative choices.
  • Photograph the room, utility locations and visible damage.
  • Note what must remain and what can change.

2. Establish scope boundaries

  • Full room, shower, bathtub, conversion, accessibility work or selected updates?
  • Will plumbing fixtures stay in the same locations?
  • Are walls, doors, windows or ceiling areas changing?
  • Which finish selections will the contractor supply, and which will the homeowner buy?
  • Is hidden-damage investigation part of the initial scope?

3. Prepare for comparable estimates

  • Give each company the same written project summary.
  • Provide the same expected quality level and known product preferences.
  • Ask each proposal to identify allowances, exclusions, permits and trade work.
  • Request a written procedure for changes and unforeseen conditions.
  • Compare payment timing with work progress rather than price alone.

Use our estimate comparison guide to normalize proposals before choosing.

4. Before work begins

  • Confirm the final written scope, price or pricing method, allowances and exclusions.

  • Document the payment schedule, change-order process and warranty.
  • Finalize critical products and check delivery dates before demolition.
  • Agree on work hours, access, dust control, material storage and daily cleanup.
  • Plan water shutoffs and whether another bathroom remains available.
  • Keep signed documents, selections, receipts and messages together.

5. During construction

  • Do not rely on verbal scope changes; approve cost and schedule effects in writing.
  • Photograph concealed plumbing, wiring, blocking and waterproofing before walls close.
  • Track inspections and corrections when permits apply.
  • Raise deviations early and communicate through the agreed project contact.
  • Avoid making progress payments before the corresponding work is complete.

6. Closeout

  • Walk through the room and create a specific completion list.
  • Test drainage, hot and cold controls, outlets, lighting and ventilation.
  • Receive final inspection documentation where applicable.
  • Collect warranty information, care instructions and product records.
  • Confirm cleanup and debris removal before final payment.
